Who runs this?
We do. A small American family-run operator, established 2025. The people whose name is on the LLC are the people who answer your message. There is no front desk, because there is no chain.

Is this an Airbnb or your house?
Both. 806 Longleaf LLC owns it. We list it on six channels — Airbnb is one of them. The house was bought to be operated as a short-term rental, not rented out between vacations.

Owner or property manager?
Owner. The LLC holds the title; the property is operated by professional management. Decisions about the house — pricing, repairs, what the towels feel like — are ours, not a platform's.

What is different from a hotel?
5 bedrooms, one front door, no shared elevator. A heated pool nobody else is in. A kitchen with a knife that is actually sharp. You can put 12 people under one roof and not split the bill across four rooms.

What is different from the typical Airbnb?
Permit on the wall, insurance on file, hotel-occupancy tax remitted monthly. Someone answers at 11pm. The cleaning is run on a checklist, not a vibe. We treat it as a small business because that is what it is.

Something breaks at 11pm. Then what?
You text the manager. They respond. If it is the AC, the pool heater, the lock, or the WiFi, a person comes. We keep a vendor bench for exactly this reason — the worst stays we have heard about elsewhere all started with a host who went to sleep.

Is it really licensed?
Yes. City of DeSoto STR permit TODO, registered, insured, on the tax rolls. The full paper trail — entity, registration, governing ordinances — is on /compliance. Verify it before you book.

Why direct booking?
Same house, same permit, same insurance, roughly ten percent cheaper once platform service fees are added. You also get the manager's cell instead of a message queue. The platforms are fine; direct is just better priced.

What is the deal with the permit number?
TODO is our City of DeSoto short-term rental registration. We print it because gray-market listings do not have one. If a DeSoto STR will not tell you their number, that is the answer to a different question.

Pets, parties, smoking?
One dog or cat, disclose in advance. No parties. Smoking outside only. The long-form is on /legal/house-rules and we mean every line — these are the rules that keep the house good for the next guest.

A small number, by design. We would rather run a handful of houses the way we want than a hundred the way you have seen elsewhere. This one — Longleaf — is one of them.
